FAQ for tenants:
How much is the application fee? - $35 per applicant
What are the qualifications for being approved for a property (how much money do I have to make)? – we run a credit check, criminal check, verify employment, verify rental history and we like to see not less than three times the rental amount. We take everything into consideration including evictions, foreclosures and bankruptcy.
What do I need to apply for a property? – You will need to fill out an application, pay a $35 application fee per applicant and provide a copy of an id, social security card and proof of income (paycheck stubs or reward letters.)
How long does the application process take? – 3 to 5 business days
Do you accept assistance agencies? – yes we do work with rental assistance agencies and Section 8
What do I do if I am interested in a property, how do I go about making an appointment? – First we ask you to drive by the property to view the area and neighborhood, then call our office to schedule an appointment to view the inside of the building.
Can I apply for multiple apartments? – yes
How much does it cost to move in? – Typically you will have to pay the full security deposit and the first full month’s rent (unless there is a move in special)
How long can you hold a property? – We will hold a property for 30 days after receiving the security deposit.
What are you hours? – Office hours are 8:30 am - 4:30pm Monday thru Friday. Showings can be scheduled outside of these hours.
How long will my lease be, do you do short term leases? – 12 month lease / no short term leases
Who do I call for maintenance? – You contact our office during office hours 314-631-3306
Do you have an emergency line? – yes, after hours you call the office at 314-631-3306 and follow the emergency prompts to speak to the manager on call.
When is my rent considered late? – Rent is due on the first and late after the 5th of each month.
If I am vacating, do I have to give you notice? – You are required by Missouri Landlord Tenant Law to give a full rental periods written notice prior to vacating.
Do you take credit or debit cards? – yes we take Visa and Mastercard. If you choose to use this service you will be charged a fee.
I am on a fixed income, can you lower the price? – No the rent rate is not negotiable.

What kinds of properties do you manage? – We manage single family homes, multi-families, apartment buildings, associations and commercial real estate.
What are your fees? – Our management fee varies based on location and type of property. We also charged a leasing fee each time a property is leased. Contact an agent for details.
Do you have a maintenance crew? - . We have a full service maintenance staff billed on a time and material basis.
What areas do you manage? – We manage throughout the St. Louis region.
Do you provide lease only ? – No we do not provide Lease Only services.
How many properties does your company manage? – We manage over 1,000 units in the St. Louis area
How long is the contract for management? – 12 months
Are your Property Managers licensed real estate agents? – Yes.
If I decide to sell my rental property, can you list it for me? – yes, we can list your property for sale.
