24 Hour / Preventative Maintenance
Our company eliminates the need to call a general handyman, a plumber, an electrician, a carpenter, a painter or any other specialist you may need to maintain your rental/investment property. We provide all property maintenance services to you 24 hours a day! We are committed to providing high-quality, timely and professional services.
Deca Realty Company employs a full-time, well-trained maintenance staff, allowing us to handle almost every maintenance need. In order to protect employees and property owners, Deca carries worker's compensation and general liability insurance. This separates us from many of our lower cost competitors.
When projects arise that require specialized training, such as roof replacement, the work is often sub-contracted. Deca maintains a list of qualified, reputable contractors for all types of work. We foster a strong relationship with many contractors, which in turn, results in better pricing and more timely service. When work is completed by a sub-contractor, Deca charges 10% above the contract price to help defray the cost of our manager's and staff's time in meeting with contractors.
Our maintenance staff is available 24-hous a day / 7-days a week to handle emergencies. For after-hour call outs, (between the hours of 6 pm and 6 am, Monday through Friday and all day Saturday, Sunday and holidays) a $25 service call fee is assessed plus a 50% hourly rate surcharge for the service provided. Our property managers make every effort to assess the urgency of the tenant's situation and to keep emergency call-outs to a minimum.
Landlord shall be responsible to maintain heating, ventilating, roof, windows, plumbing, air conditioning, and electrical systems, except that Tenant shall pay for all repairs caused by the negligent or willful conduct of Tenant or Tenant's family or guests or Damage or excessive repair costs (beyond ordinary wear and tear) caused by Tenants abusive or excessive utilization of systems or by machinery or equipment outside ordinary household use.

Preventative Maintenance Program
Deca Realty Co. has a preventative maintenance program that you may want to take advantage of. The program goes like this; once a year the maintenance staff will visit your property and perform preventative maintenance such as changing the air filter, check and clean the AC/furnace, check smoke detectors, spray for bugs, replace burnt out bulbs, visually inspect the interior and exterior of the property, clean the exhaust fan, check plumbing and electrical as needed. The scope of the service that will be provided will depend on the tier of work that you choose.
Tier 1 - $100
Check/Change air filter
Replace batteries in smoke alarms
Spray for bugs (interior & exterior)
Replace any burnt out bulbs
Check for any visual signs of water damage
Test/clean exhaust fan in bathrooms
Check tub for mold and clean and grout/caulk as needed
Tier 2 - $250
Check all plumbing to see if there are any leaks (run sinks and flush toilets). Replace washers/flappers as needed
Check all electrical outlets to verify they are in good working condition
Check and clean AC/furnace
