Experienced Property Manager

Are you an experienced Property Manager who thrives in a fast-paced, client-focused environment? We are looking for a driven, detail-oriented professional to take full ownership of a growing portfolio and deliver exceptional service to our property owners.

This is not a transactional role—we are seeking someone who treats each property as their own business, builds strong relationships with owners, and is ready to grow into a leadership role managing a team as the portfolio expands.

 

What You’ll Do

As a Property Manager, you will be the primary point of contact for property owners and responsible for managing all aspects of the property lifecycle, including:

  • Serve as the initial and primary point of contact for all owners, managing all communication via phone, email, and owner portal
  • Maintain daily communication with owners and respond promptly to calls and portal messages
  • Conduct annual owner outreach, including property review and documentation
  • Lead new owner onboarding
  • Oversee and communicate all aspects of property performance, including:
    • Property turnover / make-ready process
    • Listing and vacancy management
    • Inspections and walk-throughs
  • Manage maintenance operations, including:
    • Coordinating with Maintenance Coordinator and Supervisor
    • Managing capital improvement projects
  • Oversee resident lifecycle, including:
    • Move-outs and final walkthroughs
    • Scope of work creation with maintenance and field teams
    • Rent-ready process and final quality control approval
  • Manage financial performance of the portfolio, including:
    • Delinquencies and eviction communication
    • Lease renewals
    • Owner collections and ensuring accounts remain current or positive
    • Security deposit reconciliation and timely submission to accounting
  • Provide clear, consistent updates to owners on all property activity and performance
  • Participate in weekly on-call rotation for maintenance emergencies (approximately every 6 weeks)
  • Lead and support team members (Assistant Property Managers, Field Reps) as portfolio grows

 

What We’re Looking For

  • Active Real Estate License preferred
  • If not currently licensed, must obtain a license by the end of training (typically within 1–3 months, depending on experience and comfort level)
  • Proven experience in property management
  • Strong communication and customer service skills
  • Excellent problem-solving and decision-making ability
  • Ability to manage multiple properties and deadlines simultaneously
  • Strong negotiation and conflict resolution skills
  • Leadership mindset with the ability to manage and develop a team
  • High level of accountability and ownership mentality
  • Reliable transportation and use of personal vehicle required
  • Minimum of $100,000 general liability coverage for your vehicle

 

Schedule & Work Environment

  • Full-time position
  • Office and field-based role (not remote)
  • Approximately 75% in office / 25% in the field
  • Standard operating hours: Monday–Friday, 9:00 AM – 4:00 PM

Weekly on-call rotation for maintenance emergency line (approximately every 6 weeks)

 

Compensation

  • Compensation is based on number of units managed and experience
  • Base salary of approximately $60,000
  • Bonus structure tied to key performance metrics, including:
    • Owner retention
    • Lease renewals
    • Collection rates
    • Overall portfolio performance
  • Mileage reimbursement provided
