More is needed than a nice apartments to attract new residents and retain current residents..  According to the Multi-Housing News Landlords are needing to get a bit more creative to meet the demands of the modern day renter. They are needing to align amenities with the needs of the new residents. Studies have shown that today’s residents are dedicated to their pets, wellness, technology, and the environment. As a result, landlords need to have amenities such as dog parks, dog washing stations, 24 hour fitness centers and environmentally friendly programs such as LED lighting.
Another must-have amenity these days are package delivery systems to meet the needs of on-line shoppers. Some properties are creating 24 hour access  rooms or lockers to allow residents  secure package delivery and pick up. Because apartment communities are becoming increasingly social environments, having attractive areas where residents can convene with one another is proving to be appealing. Accordingly, communities should consider building clubhouses that feature coffee bars, community kitchens, co-working spaces, and comfortable sitting areas. Also desired are electric-car charging stations and strong wi-fi Internet service.
