Q: I am looking to move, where do I start?
A: The first step is to view our rental criteria. Once you have viewed our criteria, we encourage you to view our listing of properties on our website. The listing is updated on a daily basis and is always changing. When you find a property you are interested in, schedule a viewing to see the inside. View our Missouri Broker Disclosure Form and apply if you are interested.
Q: How much is the application fee?
A: The fee is $60 per adult applicant (anyone 18 of age and over or emancipated minor). The application fee is NON-REFUNDABLE. The application fee covers the cost of processing your application and obtaining your credit report. It can be paid by credit or debit card through the online application only.
Q: When will I know if I’m approved?
A: The process takes five to seven business days once we receive the completed application and the supporting documents.
Q: How long will you hold a property?
A: Once you are qualified and have viewed the property Deca will hold the property for 30 days after receiving the property hold fee or Jetty Bond certificate. The property hold fee and Jetty Bond are non-refundable and a lease must be executed with rental payments commencing within 30 days.
Q: Will I need a co-signer?
A: A co-signer may be needed if an applicant does not meet the requirements based on our rental criteria. A low credit score, insufficient income and lack of rental history are all situations that may require a co-signer. To review our rental criteria in detail, click here for details.
Q: What is your pet policy?
A: It is at the discretion of the property owner as to whether pets are accepted. Each property listing will indicate whether that specific property accepts pets. Click here to review our pet policy and pet fee options.
Q: Is rent based on my income?
A: No. Rents are based on market values.
Q: What do I need to apply for a property?
A: You will need to fill out an application in person or online, pay a $60 application fee per applicant and provide a copy of your identification card, and proof of income (recent paycheck stubs or award letters).
Q: Do you accept rental assistance from agencies?
A: Yes, we do work with rental assistance agencies including section 8 but at the discretion of the property owner.
Q: If I am interested in a property how do I go about scheduling a showing?
A: First, we ask you to drive by the property to view the area and neighborhood, then click on “Schedule a Showing Online” through our website (link can also be found under each listing on the website) or call our scheduling line at (314)-310-0323
Q: Do I have to view the property I am interested in before applying?
A: We strongly recommend that you do so but it is not required unless we are accepting a hold fee or allowing you to purchase a jetty bond.
Q: Can I apply for multiple apartments?
A: Yes. We have a one-time application fee that is valid for any Deca managed property for up to 90 days. However, each property you apply for needs to be reviewed by the Property Manager of that property.
Q: How long will my lease be? Do you do short term leases?
A: Our standard lease term is 12 months. 12+ months will be considered. Shorter than 12 months is rare and is at the discretion of the owner. Feel free to call and ask.
