Q: I am looking to move, where do I start?

A: The first step is to view our rental criteria. Once you have viewed our criteria, we encourage you to view our listing of properties on our website. The listing is updated on a daily basis and is always changing. When you find a property you are interested in, schedule a viewing to see the inside. View our Missouri Broker Disclosure Form and apply if you are interested.

Q: How much is the application fee?

A: The fee is $60 per adult applicant (anyone 18 of age and over), $10 OFF if you apply online. The application fee is good for 3 months and is transferable to all of our properties, upon approval by the Property Manager. Deca requires anyone over 18 years of age to complete an application. The fee covers application processing and credit reporting. It can be paid by credit card through the online application only, by check, by money order, or exact cash by mail or at our office.

Q: When will I know if I’m approved?

A: The process takes five to seven business days once we receive the completed application and the supporting documents.

Q: How long will you hold a property?

A: Once you are qualified and have viewed the property Deca will hold the property for 30 days after receiving the property hold fee or Jetty Bond certificate. The property hold fee and Jetty Bond are non-refundable and a lease must be executed with rental payments commencing within 30 days.

Q: Will I need a co-signer?

A: A co-signer may be needed if an applicant does not meet the requirements based on our rental criteria. A low credit score, insufficient income and lack of rental history are all situations that may require a co-signer. To review our rental criteria in detail, click here for details.

Q: What is your pet policy?

A: It is at the discretion of the property owner as to whether pets are accepted. Each property listing will indicate whether that specific property accepts pets. Click here to review our pet policy and pet fee options.

Q: Is rent based on my income?

A: No. Rents are based on market values.

Q: What do I need to apply for a property?

A: You will need to fill out an application in person or online, pay a $50 application fee per applicant and provide a copy of your identification card, and proof of income (recent paycheck stubs or award letters).

Q: Do you accept rental assistance from agencies?

A: Yes, we do work with rental assistance agencies including section 8 but at the discretion of the property owner.

Q: If I am interested in a property how do I go about scheduling a showing?

A: First, we ask you to drive by the property to view the area and neighborhood, then click on “Schedule a Showing Online” through our website (link can also be found under each listing on the website) or call our scheduling line at (314)-310-0323

Q: Do I have to view the property I am interested in before applying?

A: We strongly recommend that you do so but it is not required unless we are accepting a hold fee or allowing you to purchase a jetty bond.

Q: Can I apply for multiple apartments?

A: Yes. We have a one-time application fee that is valid for any Deca managed property for up to 90 days. However, each property you apply for needs to be reviewed by the Property Manager of that property.

Q: How long will my lease be? Do you do short term leases?

A: Our standard lease term is 12 months. 12+ months will be considered. Shorter than 12 months is rare and is at the discretion of the owner. Feel free to call and ask.

I’ve rented with Deca for about 6yrs and my maintenance service has been 99% great. I’m disabled and they’ve installed storage, pics, mirrors and bathroom safety bars,etc. Jim Young is a great manager and nice to me. My overall rental experience with Deca is great and I look forward to our rental future. This Deca property is well maintained, quite, clean and safe. I must be fair in my review of my history renting with Deca. This is a repost of a 1-Star Review that Goggle Reviews Removed after i posted a Separate 5-Star Review of great work that Deca did installing Grab Safety Bars in the restroom on 3/17/21. Deca told me water leaks are paramount and would be handled as such. i had an emergency kitchen water leak under the sink one weekend and was told to put a bucket under it. As a disabled person i had No Use of my kitchen in the middle of a red-hot 3rd strike pandemic. I ate out that weekend to keep safe. the leak was eventually fixed but was not taken as the Paramount Emergency water leak it was.

If your having any maintenance issues, which I have only had minor issues, they quickly get back in touch with you and resolve it. They are always respectful and will ask how everything's going. Michelle and Jeff were great (the two I interacted with). The only reason for a 4 star rather than 5 is it took over 3 weeks to get a mailbox key. I understand there may have been issues, but none were communicated to me. I had to keep calling the office.

I absolutely love renting with DECA , anytime I have a maintenance issue they immediately respond even if they cannot send someone out immediately they let me know and keep me updated on the process.
