Emergency Maintenance Policy
In order for our maintenance department to provide excellent customer service it is important that our residents know the difference between a true emergency (a problem that requires immediate attention) and something that can wait until the next business day. The guide below should help.
The Deca maintenance team is available 24/7 for true emergencies.
Fire
Leave the building FIRST, and then call 911. Only then you should call the emergency line.
Burglary
Call 911 FIRST, then call the emergency line.
Flood
Call the emergency line.
Heat Not Working
This is an emergency only if the outside temperature is 40 degrees or below. Call the emergency line.
Air Conditioning Not Working
This is an emergency only if the outside temperature is 80 degrees or higher. Call the emergency line.
Electrical
No Power: For a partial outage, check for tripped breakers. If all power is out, check Ameren Missouri for an area-wide outage here or at 1-800-552-7583. If the outage is area-wide, maintenance cannot resolve the issue. If there is no outage, ensure your account is not past due, then call the emergency line.
Electrical Danger (sparks, smoke, etc.): Exit the building immediately. Call Ameren Missouri at 1-800-552-7583, then call the emergency line.
Lost or Stolen Keys
Call the emergency line – the resident will be charged $200 to have the door unlocked. A complete lock change is charged to the resident based on time and material.
Damaged or Non-Working Locks
Call the emergency line (the resident may be charged time and material for this repair).
Natural Gas Odor or Carbon Monoxide (CO)Alarm
If the CO alarm sounds, check the batteries. If you detect a gas leak or the presence of CO, exit the building immediately. Call Spire at 1-800-887-4173, then call the emergency line.
Plumbing Issues
Plumbing emergencies include loss of water, burst pipes, severe leaks or overflowing toilets that cannot be contained, and water heater failure in freezing conditions. For loss of water, check Missouri American Water for a main break here or at
1-866-269-2837 or City of St. Louis Water at 314-771-2255. For an uncontrolled leak, locate and turn off the shut-off valve. Then, call the emergency line.
Toilet:Â Usually on the left-hand side near the wall.
Main Water:Â Usually near the water meter in the basement on the front wall of the property. In homes with no basements, check the utility closet.
How Do I Contact Emergency Maintenance?
If you have a true emergency (see above) during office hours (M-F 9:00am – 4:00pm) please call 314-631-3306 and and select option 2 to speak with the maintenance coordinator. If the emergency occurs after hours, please call 314-631-3306 and press 1 for the on-call manager. If you are asked to leave a message please provide the following information.
- Your name, clearly
- Your property address and unit number
- Your telephone number
- Brief description of the problem (a few sentences or phrases)
Our experienced Aced Maintenance team will assess the situation and determine when a technician will be dispatched. Please note that Deca Property Management and Aced Maintenance reserve the right to enter a managed residence without prior notice and without the resident being present to address any emergency maintenance issues, including those not specifically reported by a resident.
