As a property owner, efficient management is essential to maximizing your investment’s performance. We’re excited to introduce your new Rentvine owner portal, designed to make managing your property’s finances easier and more transparent than ever before. Among many useful tools, this intuitive platform brings all of your financial tracking and accounting features together in one convenient location. While it is a fresh approach to manage your property’s logistics, it is designed to serve as a simple, accessible hub for all of your property needs. Keep reading to learn about the tools at your disposal and take advantage of a more streamlined property management experience.

 

Navigating Your Owner Portal

Properties: After logging into your Rentvine owner portal, you will land on the properties tab. Here, you can click on each property to access its details, marketing information, work orders, bills, and files. It’s the perfect starting point for an overview of your property’s key information.

Ledger: Select Ledger from the left menu to view financial transactions. Use the Date Posted field to filter by specific dates and the Property and Unit filters to refine transactions for multiple properties.

Rent Roll: The Rent Roll tab provides a comprehensive report of all your properties, including lease information, move-in dates, current rent, held deposits, and the total balance due. The report updates in real-time as changes occur.

Statement: Your portal’s Statements tab is where your property manager will post monthly statements containing balance, reserve, and tax summaries in addition to transaction, ledger and unit details.

Files: Access all shared documents, including your 2024 owner statements (from the previous system). This is also where you will find 1099 statements. Only the owner designated as the 100% taxable party can access the 1099 information. Other contacts for the portfolio will not have access.

Bills: Here, you’ll find bills shared by the accounting team. You can view payment status (paid or unpaid) and the amount owed. Click on any bill to see detailed information, such as the payee, the creation date, and any attached invoices, like those for utilities or vendor maintenance.

Work Orders: This section displays a list of work orders, including the associated property, assigned vendor, priority level, and creation date. The status column informs owners whether the work order is open, submitted for billing or closed. Click on a work order to see more details, including any notes or photos (if applicable).

Estimates: The Estimates tab contains estimates for larger projects sent by Aced Maintenance. You can view estimates awaiting approval as well as previously approved or rejected estimates. To view more details or take action, click on an estimate to accept or reject it.

Payments: Under this tab, you can view your distribution method and update it by clicking the edit button. You can also make account contributions. If your property management team requests funds, use this section to submit a payment. You can contribute via a saved payment method, an eCheck (using account and routing numbers), or a credit/debit card (processing charges apply). To submit a payment, select your preferred payment option, fill out the required details, agree to the terms and conditions, and submit.

Chat: Select chat from the menu to initiate a chat with your property management team by typing a message into the text field and clicking send.
