Mitigating Owner Risks of Property Management in St. Louis
Lease Time Promise
Deca will reduce your leasing fee by 25% if your property is not leased within 60 days.
Conditions:
Owner must be paying a 100% leasing fee to qualify
Deca must have final determination of rental rate
Property will only be shown after its condition is approved by Deca
Days on market begins when the listing becomes active and ends when a qualified prospect pays a hold fee
Eviction Promise
Deca will pay the filing and attorney fees associated with an eviction that is filed within 12 months of placing the resident. In addition, Deca will pay up to one month of lost rent and waive the leasing fee for the replacement resident.
Deca must place the resident
Resident must meet Deca’s rental qualifications
Filing/Attorney fees, lost rent and waiving of subsequent leasing fee only pertain to legal cases that end in vacancy
Invoices related to the eviction filing and attorney fees will be paid from the owner’s funds and Deca will issue a credit up to $1,000
One month’s rent will equate to evicted residents monthly rent, paid when unit is vacant.
Pet Promise
Deca will pay up to $2,500 of property damage caused by a pet. Service and emotional support animals are excluded.
Deca must place the resident and their pet
Owner will not receive a pet fee or pet deposit
Deca will not provide liability coverage
A Deca staff member must be present if the owner performs a move out inspection.
Security deposits are first applied to rent and damages and then will be applied to pet damage charges.
Damages covered include:
- Screens and blinds that are damaged
- Claw marks and chew damage to base boards, doors, and walls
- Pet stains on carpet or hardwood
- Urine and/or feces odor
- Holes and/or tracks in yard
- Windowsill scratches
Rent Collection Promise
Deca promises results. Deca will not charge a management fee on rent payments until they are collected. If you are not making money, Deca is not either.

If you are not happy with the work Deca is doing, then we are not happy with it either. Our
number one priority is the satisfaction of the property owners we serve.
