Pet & Assistance Animal Policy
Pet acceptance is at the discretion of the property owner. Each property listing will indicate whether the property accepts:

No pets

Cats only

Dogs only

Cats and dogs

No Aggressive Breeds*
General Guidelines
- A maximum of two (2) domesticated pets are allowed per unit.
- All pets must be approved prior to move-in or acquisition.
Pet Approval Process
- Pet Screening

- Complete a PetScreening Pet Profile.
- The cost for each Pet Profile is $30 when paid by credit or debit card or $25 when paid via ACH. Payments are made directly to PetScreening.
- Each pet’s FIDO Score will determine the applicable pet fee.
- Pet Profiles must be updated annually to remain valid throughout the tenancy.

- Sign a Pet Addendum as part of the lease agreement.

- Pay a one-time upfront pet fee or monthly pet fee, as determined by the FIDO Score. Pet fees are per pet, non-refundable, apply to the duration of the tenancy, and paid to Deca Property Management.

Staffordshire Terriers
Chows
Doberman Pinschers
Cane Corsos
Siberian Huskies
Great Danes
German Shepherds
Rottweilers
Wolf-hybrids
Alaskan Malamutes

Mastiffs
Note: Applicants with an aggressive breed are responsible for researching the property’s municipality prior to applying to confirm the breed is permitted in the municipality.
Assistance Animals
We proudly welcome Assistance Animals, which include Service Animals and Emotional Support Animals (ESAs). Under federal law, Assistance Animals are not considered pets and are exempt from pet-related fees, breed or weight restrictions, and PetScreening registration costs.
Service Animals
- Residents with disabilities have the right to be accompanied by a Service Animal.
- Service Animals must be registered annually through a free Assistance Animal Profile on PetScreening.
- Approved Service Animals are exempt from pet restrictions, fees or deposits.
- Residents are responsible for any damage or cleaning required due to the Service Animal.
Emotional Support Animals (ESA)
- Residents with a disability-related need may request approval for an ESA.
- To request approval, complete the free Assistance Animal Profile on PetScreening and upload a letter (dated within the past 12 months) from a licensed healthcare or mental health provider that confirms:
- The Resident has a disability recognized under the Fair Housing Act (FHA), and
- The ESA helps alleviate one or more symptoms or effects of that disability
- ESA requests are reviewed promptly and fairly in accordance with the FHA.
- ESA certificates or registrations purchased online, documentation from unlicensed providers, or outdated or unverifiable letters will not be accepted.
- Approved ESAs are exempt from pet restrictions, fees or deposits.
- Residents are responsible for any damage or cleaning required due to the ESA.
- If an ESA request cannot be approved, the Resident will have the option to convert their Assistance Animal Profile to a Household Pet Profile. In that case, standard pet fees and policies would apply.
